Oxie

This property is part of a string of older industrial buildings along the railway line from Malmö. It was built in 1915 as a combined grocery shop and residence with the addition of a granary and mill in the 1920s. Later, it was converted to a tree nursery.

The building is classified as cultural heritage and must be preserved when it is converted into flats. New features must not be allowed to dominate but must be clearly discernible as modifications.

The project restores the original roof and facade materials and colours. As much as possible, existing facade apertures are used to let in light, for example by converting doors and portals into window openings.

As a persistent concept, new features should match the industrial expression that has always characterized the property and might also have a temporary appearance. Many of the new features are made of steel, which allows for slender dimensions. In this regard, windows, doors and skylights stand out with minimal frames and muted colours. Balconies and bridges are made of Corten steel.

The flats vary in size from 35 to 125 square metres and are designed to utilize existing door or window openings. Most of the units have a central open family room with a kitchen-cum-living room.
